As Contracts Manager, you will oversee the delivery of reactive repairs, void property works and housing disrepair programmes across occupied and vacant residential properties. You will work closely with clients, residents, operational teams and the supply chain to ensure contracts are delivered to programme, budget and agreed service levels. Your responsibilities will include: Managing reactive repairs, voids and disrepair contracts across South London Leading Site Managers, Supervisors, directly employed operatives and subcontractors Monitoring contract performance against KPIs, budgets and programme targets Ensuring repairs and maintenance works are completed within agreed timescales Managing labour, materials and subcontractor resources effectively Maintaining strong relationships with clients and key stakeholders Managing escalations, complaints and complex resident issues Reviewing operational performance and implementing improvement plans Ensuring compliance with health and safety, quality and contractual standards Monitoring costs, variations, forecasts and contract profitability Supporting valuations and commercial reporting Ensuring job records and completion information remain accurate Attending client meetings and presenting performance updates Identifying opportunities to improve service delivery and grow existing contracts About You
You will be an experienced Contracts Manager with a strong background in social housing, property services or response maintenance. You should have: Experience managing reactive maintenance, voids, disrepair or response repair contracts Experience leading direct labour and subcontractor teams Strong knowledge of social housing and occupied-property delivery Experience managing multiple contracts or high-volume workstreams Good commercial awareness and an understanding of contract profitability Experience managing KPIs, budgets and service-level targets Strong client and stakeholder management skills Experience dealing with residents, complaints and escalations Good health and safety knowledge Strong organisation, reporting and communication skills Experience using repairs, job management or contract management systems A full UK driving licence Relevant qualifications in construction management, building maintenance, health and safety or a related discipline would be advantageous.
