About the role

The Section 13 Manager is responsible for administering the full end-to-end Section 13 rent-increase process across our Build-to-Rent (BTR) portfolio. This includes issuing statutory notices, coordinating evidence-based rent proposals, supporting resident negotiations, managing escalations to the First-tier Tribunal (FTT), and ensuring all compliance, communication, and system-update requirements are met. Job Requirements Administrate the Section 13 Process Manage the administration of the Section 13 rent-increase process from notice preparation through to completion. Ensure notices meet statutory requirements and are served within defined internal timelines. Track and manage all deadlines to avoid delays in uplift or revenue loss. Coordinate all supporting documentation, system updates, and workflow steps.Market Evidence & Rent Justification Compile and analyse rental comparables and market data to justify proposed increases. Ensure all rent proposals meet market-rent requirements. Collaborate with pricing, leasing, and asset strategy teams.Resident Negotiation & Communication Act as the primary contact for residents. Conduct structured negotiation conversations. Document all outcomes and ensure written agreements are recorded.First-tier Tribunal Case Preparation & Representation Prepare evidence bundles, timelines, and documentation for FTT challenges. Represent the landlord professionally at hearings.Governance, Reporting & Compliance Maintain a complete register of notices, negotiations, outcomes, and cases. Ensure compliance with statutory obligations and internal policies. Produce regular reports on performance, risks, and efficiency.Cross-Functional Collaboration Work closely with Leasing, Operations, Finance, Systems, and Resident Services teams. Provide training and guidance.General Responsibilities Act at all times in line with the Company Values, integrating these into all work practices. Participate in team, departmental and corporate project and planning processes as required. Observe the highest possible standards in relation to customer confidentiality and in compliance with Data Protection legislation. Act as an ambassador for the Company in your conduct during working hours and in all contact with customers and third parties connected with the Company's business. Support the Marketing Team to implement engaging community building events for residents. Undertake any other duties as are reasonably requested from time to time.Person Specification Essential Understanding of tenancy legislation. Strong administrative capability. Excellent communication and negotiation skills. High accuracy and attention to detail.Desirable Experience in BTR/PRS/property management. Familiarity with tribunal processes. Strong systems literacy
